Text Message Consent.

This page explains exactly how Obsidian Real Estate Investments LLC collects consent to send text messages, what we send, and how to stop. It is written so anyone — a customer, or a carrier reviewing our messaging — can see the whole thing on one public page without signing in.

1. Who sends the messages

Text messages come from Obsidian Real Estate Investments LLC only. We do not send messages on behalf of affiliates, partners or any other company, and we never share or sell mobile numbers or consent to anyone for their own marketing. Your number stays with us.

2. How you opt in on our website

Every form on this site — the seller offer form, the cash buyers list and the agent forms — shows this checkbox before you submit. It is unticked by default, and the form will not send until you tick it:

3. How you opt in over the phone

If we are already speaking with you — because you called us, or asked us to call — we ask for permission in plain words before sending anything. This is the script our team reads, word for word:

"Before we hang up — is it alright if I text you at this number? I'll send you the information we just went over, and it's the easiest way to reach me with questions."

If they say yes:

"Great, thank you. Just so you know: messages come from Obsidian Real Estate Investments, message and data rates may apply, and you can text STOP at any time to stop them. I'll note your permission on your file."

The person's answer, the date and the member of staff who asked are recorded against their record in our system. If they say no, we do not text them.

4. What we send

• Conversation about your property or your enquiry — answers to questions, appointment times, offer details, paperwork and closing updates.
• Follow-up after a call — a short summary of what we discussed and our contact details.
• Property opportunities, for cash buyers and agents who joined those lists to receive them — details of properties available to buy, including price and terms.

Message frequency varies and depends on your conversation with us. We do not send more than a few messages a week in normal circumstances.

5. Stopping messages

Reply STOP to any message and we stop immediately — no reply needed from you first, and no questions asked. Reply HELP for help, or contact us any time:
